Mid-century bungalows and back-splits in Don Mills, Bathurst Manor and Downsview are the core of North York's stock. Original wood or first-generation aluminum units have usually been replaced once already in the 1990s, which means today's failures are second-generation vinyl with failed seals and tired hardware.
Willowdale and Bayview Village two-storeys, including many rebuilt on original lots, frequently have oversized picture windows and stacked transoms. Triple-pane glazing changes the comfort of these rooms noticeably, because the glass area relative to wall area is high.
Freehold townhomes across North York often share a party wall and have narrow, tall openings. Access is tighter and staging happens indoors, but the installs themselves are quick.

Often yes. First-generation vinyl from that era commonly shows failed IGU seals, sagging sashes and worn hardware by now. The frames may still be usable, in which case a retrofit or glass-unit swap is enough.
On rooms with a lot of glass (Willowdale two-storeys with picture windows, or any north-facing wall) the difference in surface temperature and draft is easy to feel. On small bedroom openings the payback is longer.
