Lakeshore condos and townhomes in Mimico and Humber Bay face heavier wind-driven rain. Air leakage rate and drainage detailing matter more here than raw U-factor alone.
Newer infill builds across central Etobicoke are usually only 15–25 years old but were finished with builder-grade double-pane units. These typically present as failed IGU seals rather than rotted frames, and often only some of the openings need work.
